    Workshop/Warehouse/Factory/Commercial Units

    Me and a few mate are starting to outgrow our sheds/backyards and we're looking into our options to get a unit. Buying isn't off the table but definitely leaning towards the renting at this stage.

    Ideally we'll be interested in something 130-300sqm somewhere near Bayswater or maybe Malaga. The plan will be to put in one hoist with the plan to install a second not too far down the track.
    Not too worried about an office but not against the idea either.
    I'm not real fluent in the jargon for commercial rental agreements but starting to pick up the gist from our research, far as I can gather the prices are generally per annum and paid monthly, prices for the most part do not include GST or outgoings(which I assume is power, internet, security?)

    If you are paying that amount of rent, why not buy?
    I've often thought about doing something larger where you can have 30 plus cars in storage.
    Current properties are getting smaller and smaller with nowhere to store things.

    Dream/Lotto win is to have a warehouse, install mezzanine for kitchenette/bar/lounge/pool table at the rear, and hoists etc for the cars and bikes.

    Will be interesting to see what you end up with, do you have an avenue to somehow run it as a business to be able to claim back anything you can if you end up buying?

    I've got an ABN for my carpentry business so can write it off on that

    Probably bit gunshy to buy yet with the group, would prefer to go couple years renting to make sure it works out before committing to buying

    You’re a bit off with outgoings that’s stuff like council rates, water rates and excess, building insurance, strata fees and property management fees. You’ll probably have to pay to have the lease agreement drawn up. For a unit the size you are talking about in a complex figure on $5k a year.

    Generally power and internet and phone is in your own name.

    Looked at buying with a mate briefly. Amount to be paid in GST built me a new shed in backyard with more room than I would have had in property sizes being looked at. Is it worth it..... sounds like it is for you small business wise until ATO finds out lol
