Ok so know a few of the guys out there are in the building game.
Considering the thought of a second story addition to the house as it will give me city views and give me the extra space that I really want etc.
Just wondering if any of you guys out there know of any sort of costs involved?? or can point me in the right direction of someone good to talk to.

couple of options which will affect price and build time. suspended slab or timber frame, brick walls or timber frame. both will depend on existing foundations/footings and budget. timber frame is cheaper and lighter.
would you employ a builder or see over the job, and manage trades yourself?
if going down the builder path, then speak to as many as possible, and sponge up as much info as possible. steer clear of dale alcock.
if managing trades yourself, im a roof carpenter and we do alot of these sort of jobs.
we partly demolish/dismantle the existing roof, construct the floor wall and roof framing. then we can sheet the roof, clad the exterior and lay floorboards.
i can pass on the details of my boss if you like, and he can chat to you about costs.

thanks for the heads up fellas, I'll keep them in mind, from what I've found however with what I would want to do would most likely be easier and probably cost the same to demolish a re-build, but will see what I can come up with for what I really wanna do in the next few weeks/months.

The general costings rule for additions to homes, is its twice the cost per square meter than building new. Being a second story addition I would take a guess it being more at about three times the cost than new per square meter. Would be cheaper to move or find a block & start from scratch.

Dianella house was built 1995. but I think Sethor is right really, the costs would be substantial for what I would want to do and would be cheaper to demolish or just buy land and start from scratch.. only thing that keeps it on my mind really is that I do really like the location.
