Just after some hot tips on buying 20+ acres 1-3 hours outside of Perth. Pretty much the only thing I know is fencing, scheme water and power. It will be used for a rural getaway and place for a dozen kids(not all mine) to run about.
Im sure theres some country folk on here that can tell me some do's and dont's about purchasing larger land.

Are you building a place on it, and will it likely be among other similar sized blocks?

In the future the plans will be for a barn style shed/sleep out but not a house, and it will be neighboured by similar sized blocks

Ah ok. In all honesty if you're going to have power then forget scheme water and just put in a freshwater tank and a pump. Fire breaks are an annual consideration but with lots that size a local or two will almost definitely have a small tractor of some kind to sort that out for the cost of a bbq and some beers. Depending on the frequency of use you could even go completely off-grid and go solar and wind generation depending on where you are. The Albany Doctor is like clockwork during the summer if you're inland a bit. Depending on the distance between the dwelling and the main it can be quite expensive to put mains power in. If any of the locals have sheep or even a few cattle (not impossible for 20+ acres) then sort out a grazing deal with them, even if it's free access. Fire travels quickly through grass.

check out the out skirts of brunswick, roelands and burekup. All decent areas with 1 to 20 acre lots and plenty of friendly farmers willing to lend a hand. even check out gelorup or stratham on the south side of bunbury or even closer to capel. awesome land.

As an example our farm house has a 20,000L tank which supported a family of four all through summer easily with one to two showers a day per person. The toilet was plumbed to dam water though, as was the entire garden. Not really sure if that's the sort of info you were after or not...

What about if the block backs onto a river, is that common land?
I would probably go a septic tank but once again Ive never had to have a septic tank so unsure whats best.

Yeah septic tanks are easy and reliable. Just put it in a location that gets effectively zero pedestrian traffic. They're made to be safe (thick lids), but the lids have collapsed and kids have fallen in and drowned before. I can only remember our septic tanks being emptied once when I was younger, although we had two. Still, that supported the whole family.

Again, if you get to know the neighbours you'll probably find someone who has or knows of someone who has a backhoe

the best option for septics are Filtrex units, Low profile, no maintaince, depending on area/ dirt etc looking at 12-15k
If you try stay on property without and they catch up to you, 30days to vacate.

Electrical run ins can get expensive, go 3 phase straight out and think about the future plans , phone lines, front lights etc.

Firebreaks are annual or if you have a bit of rain during summer might be required to do it twice, looking at 50 cash on the day to 100 if you gotta call them out (normally do areas grouped)

Bores are pretty good in areas so using bore water for drinking can be a posibility but get it tested prior to drinking it.(remember bores need power and single phase bores on large property is fkn pointless so have more $$ for that cabling and works) along with bore licence and application to take water.

if your buying in summer go check the area out in winter to see where water lies if possible or go into council and see low points etc. Might find you have a very wet block etc.

Can pay to get a soil test done to see if you have rock/clay under the surface, might be ok for first 30cm but below that if you get rock etc you are up for $$$$$$$$$$$$$$$ in every area for the whole block, rock breakers aint cheap to get in... not good when fencing and each post takes 30mins $$

Water tanks, my local laws is a block that someone resides on must have 120,000L tank ...
Sheds etc same as above biggest possible, generally might cost a little bit more to go bigger but saves re-doing or kicking yourself later...

Buy somewhere with rolling hills, build MTB circuit, pump track and skills park.... charge entry :D Have disclaimer against broken legs from falling off tree rides..... free entry for me for the idea :p ?

Thanks for your advice, we checked out 2 blocks in Toodyay yesterday, one was on the river but on a main road and the other was hilly but had way too many rocks. The kids loved it but as a parent your worrying about their heads getting split open because they all think their evil knievel.
We will probably look further south as toodyay is a little dry, more like anywhere from Waroona to Pemberton.

Yeah harvey is nice. Alot of local dings that will do cashys for fire breaks cheap veggies from the locals and you can order fuel in bulk quantities. Pretty central town aswell

Trent i dunno how much ur lookin to spend but have a look around Nannup, my parents just moved there this weekend and i was lookin at the propertys in the real estate joint. 20 acres with a house on it average $500k with river along one edge of property. Or 100acre for $200k in the hills.
Takes about 2.5-3hrs to get to Nannup, done it 4 times this weekend.

Yes Nannup would be good, im not looking for a house, just land for now. But if I can get 100acres for 200k in the hills that would be ideal!
Do you have any info or links for a property like that?

bulk dings in harvey lol and its actually not that far away - spirited 1 hour 20m drive
