hi guys and gals.
I'm purchasing my first home and need a settlement agent.

All the ones that I have called up have quoted $900 after the super discount.
After reading this thread http://antilag.com/forums/showthread.php?53958-Anyone-done-their-own-settlement&highlight=settlement

People have been getting it done for $600ish. Who and where can I get a settlement agent for around that mark??

Need to save all my dollars from now on. Mortgage will be a C***

Also, recommendation on a pre purchase termite inspection would be great too.

Just have to negotiate with them to try knock off a few more 100's
Or you can have a crack at doing it yourself, it's not that hard if you have good clerical ability. HOWEVER as a first home buyer & when dealing with r/e agents + banks etc at this time of year can quickly turn into a disaster

I know i'd be paying the 900..
Dont forget if you apply for the Homebuyers Assistance Grant you can get 2k to pay yourself back, which is pretty much what its there for ..

We used Stella Settlements a few months ago on our first property, paid $550 and had a great experience with them. They made everything easy, kept us well informed along the way and answered a multitude of my stupid questions without batting an eyelid.

I have nothing else to compare them against though but was very happy with their service.

We had settlement today on land we bought and used Elite Property Solutions ( 9201 1855 )
Cost us $690 after the discount

They were quick with paperwork and got early settlement, kept following things up daily etc.
I'm very happy with them.

Oh and to add slight complexity, half way from the deposit on the land to the title of the land we got married so wife changed surname and the settlement agent handled it all to have the correct new legal name

I would strongly advise AGAINST using Landmark Settlements. Cannot count the amount of errors and faults they generated for our first home purchase. We didnt have any complicating issues they just made everything hard.

- Spelled my girlfriends name incorrectly on three occasions
- Sent us someone elses paperwork (who knows where ours went)
- Called me the wrong name in two separate correspondences.

Heidi Hunter, was awesome, has settled on 4 of our properties in the last 2 years, 1 whilst we were out of the country, got all the paperwork signed before hand, and was all done and dusted before we were back.

DO NOT USE ABLE (DISABLED) Settlements - They were a complete disaster fro top to bottom and have a reputation across the industry for it.

The purchase price is $495,000. Just gave Stella and Bond settlement agents a call. They will get back to me with a quote.

I used Supreme Settlements, Denise was very good and was very quick. We negotiated since we were getting three properties done, so I think it was $550.

It was my first time buying and she prompted me through everything and was on top of it all the time. Gave me quick calls, email etc.

I'm in the same boat as just had an offer accepted. Let us know how you go??

Got quotes from a few places now with everyone saying don't go for the cheapest option. Also make sure they
breakdown the costs as they charge search fees, transfer fees, etc.
cheapest so far is $1550 everything ($950 settlement fee)

I used these guys for my first home, went very smooth, no issues. If i recall, it was around the 600 mark for 520k house
