View Full Version : Recommended me a good property evaluator and lawyer that deals with deceased estate

Hi

I am looking at getting a property evaluated, could some please recommended me a good evaluator (need a min of 3), Also i need a lawyer that deals with deceased estates to clarify some wording in a will to make sure everything is done correctly.

When you say good do you mean...

Good = Cheap evaluation
Good = Realistic evaluation
Good = High evaluation

?

Realistic evaluation, price isn't an issue of course i don't want to pay an arm and a leg but if they will do a good job then i am happy for thier price to reflect that

Also is it a evaluation or valuation. Evaluation can be an onsite free of charge professional opinion. A valuation is a certified valued of the nominated property subject to current market conditions and related precedents in the last 12 months, which attracts a fee which is similar amongst most agency.

FYI i had the real estate agent that is handling the property at the moment do one and i was far from happy with their work. Also i do believe that i can't use a real estate as it needs to be an independent

Its just the property, not the estate inc furniture etc?

Quantia or Glendinnings for valuers. Price will be base on property value generally. Expect anywhere from $600-900, but why do you need a valuation done to start with?

Probate is a pingpingpingping to deal with.

Quantia are now Opteon (also previously Christie Whyte Moore)
I agree probate can be an absolute nightmare, wish you luck

Oh right ... yeah my sister worked for them as CWM just before the Quantia takeover :)

From experience, lately evaluations have been extremely low 'which can/can't work in your favour'.

To put it in perspective the factory next to my fathers sold for around 680k and when they went to value his property 'double the size', it came in at 440k.

My house was just revalued at about 2/3 of what it was 3-4 years ago. It is what it is though, that's the way the market is currently. That's why I asked what the val is actually for though because some valuers will be more open the others to using different sales evidence :)

If a financial institution is involved in the valuation your gonna have a bad time.
