Hi guys

Been away from this site for so long...got rid of the ET unfortunately.

Anyway, whats Belmont like these days? Might be moving to a house near Centenary Park, but on the east side of Hardey Road.

Is it still as ghetto as it was a few years ago? Still heaps of noongs roaming in gangs? I have head City of Belmont has picked up their game over the last few years.

Any advice appreciated.

Its slightly less ghetto than 15 years ago, my old man built a house in Belgravia Estate, near Centenary, very pricey.

I know the area - looks like the new Stirling. We will be on the other side of Hardey to Centenary.

I still hear of people getting mugged for their iphones etc while waiting for the bus etc. Belgravia looks nice, wondering what areas toward Redcliffe are like. Whats it like walking around after 6pm? Can you walk dogs around the park on weekends? Or are drugged up cvnts going accost you?

Well a nice tanned young chap in a white van pulled up next to me in the shopping centre car park last week and offered me a home theater system for a bargain price. My initial thoughts were "stolen goods", but he promised me it wasn't stolen - so the place must be on the up!

I still remember driving down Fulham St in Belmont several years ago late one Fri/Sat night, and witnessing a legitimate camp fire blazing on a front lawn outside a house. Complete with a few natives sitting around it of course.

Nice suburb though.

Belmont/Redcliffe/Rivervale. All shithole suburbs. Lived around the area for about 10 years or so and the going back there even these days, nothings changed. Still packs of stupid coons roaming the place, derro looking bastard kids roaming around the place when they should be at school etc etc. Best thing they did with the place is put a fence around Belmont City Penitentiary (the year after I left mind you, such shit Andy ;) ). Place does have some nicer areas, but it's still fucked.

It's close to the city so land is always going to be expensive... Still a shit area to be marching around at night though. The walk from Carlise station to my mates house near the forum can get a bit edgy sometimes haha.

Nothing at this stage...just an opportunity presented itself near the Belgravia estate on the other side of the park, so a fair way away from Orrong Rd and Carlisle, probably closer to Redcliffe. If the market (granted, it's a bear market now) is commanding $500k for a single house, you have to think that the nonngs are gonna get priced out eventually.

BLAA, StormTrooper et al, in the 10 years, did you or any of your property have an "incident"?

JeffET, multiple times mate. Break-ins resulting in stolen shit in a couple of occaisions, 1 car stolen, 1 night when I was younger myself and my brother were throwing a baseball round in a park across the road and a group of coons came along and took his mobile phone and necklace and disappeared (didn't have anything of value on me at the time, was in the house) Brother called cops, they said they'd be there in a few hours, brother called them back and said not to worry about it, was going after them with a machette, cops were out 5 mins later, didn't find the fuckers.

Used to walk to Carlisle train station home after a night out (Carlisle to Epsom Ave in Redcliffe this is...) took an hour, though never had any issues on those walks for some reason, used to take backsteets though.

For $500k you can get entry level housing in places like Hamilton Hill/Beaconsfield etc, just if you're looking around that area make sure it's WEST of Carrington street and no further south than South Street. Wife and I are currently looking for properties around there and the going average these days is about 800m/sq properties for a little over $600k, some less. We've been watching the market there for a year or so now, next year will be the time to buy.

But yeah, I stand by my original statement. Fuck Belmont/Redcliffe/Rivervale

Some mates of mine while living in Belmont at one stage had an interesting late-night interview conducted on them by a darkened chap waving a machette above their bed... So yeah, it sounds like a pretty safe place to me.

My friend has lived in Belmont for years, just near the shops, walks her dog in the big park across the road every night, has never had one incident ever.She's tiny as well, a stiff breeze would end her.
I live in the ghetto Maddington, havent had the slightest bit of trouble since being here, not the side near the main shops either, the scary side near the little shops/high school.
The most that has ever happened to me when I was in Willeton, Had car broken into twice and one car stolen.

Lived in Belmont for 5 or so years on Belgravia St just off the road going past the high school. Only drama's we encountered was mum got her handbag stolen off here when some "native" chaps asked her for a smoke. I went out for an hour with a baseball bat looking for them. Apart from that the usual terry tough pingpingpingpings walking around but they never really bothered me. Use to walk, skate, ride around the area all the time.

To be honest not many places south id buy. Been a tradie I've been practically everywhere and have that many bad story's about south of the river. I'm not playing the SOR < NOR card either it's just the way it is.

There's many shitholes north too to be honest.

Belmont/Rivervale/Redcliffe are going to fucking explode in price in the next 10 years, despite the place is fucked. Because A: so close to the city B: Govt planning a rapid transit highway link between City and Airport and B: increases in the price of rent around the area will force all the fucking coons out and make the place more "inner city" as the urban sprawl continues.

lol currently would be better off buying a average house on a killer block in kallaroo 5 mins from the beach for 450k -10yr time price easily doubled
and an investment property in balga/giraween which will be boong free by then for 350k - 10 years time develop it with 3/4 units and sell each one for 500k

just my opinion anyways

Well I grew up in Churchlands, so coons are pretty much a rare sight there. Never once lived SOR, always been in the golden triangle NOR, so I have no idea how bad it could get. I've driven through Belmont and the Great Eastern Highway area on some cruises previously 10 years ago and didn't notice anything out of the ordinary - granted it was pretty much a fly-by. Been to mates parties in Kenwick which went off without a hitch, although I don't think I'd want to go much further than Burswood on the Armi line. The casino is bad enough as it is.

As for stolen car chases, seen them in and around Innaloo, so that's not much to get worked over. A negger standing above your bed while you are sleeping sounds fcking scary though. Roller shutters or bars would be a good investment, feel like you're in prison though.

The opportunity that is presenting itself is indeed a long-term subdivision/development project - bought a big block with a shit house on it 2 years ago and was renting it out, but deciding to make the move to knock it down and redevelop. Was just going to rent both out at first, but to make it feasible, I may have to live there for a couple of years. It will indeed be a long-term hold, and prices will hopefully go through the roof which will send the boongs packing down to Kelmscott.

DHW housing will not be forced out. I'm in rivervale atm, and it's an absolute shithole. 2 DHW houses near by and the amount of shit they cause is unbelievable (one of the natives slashed the streets tyres on Friday night). I try to stay away from Belmont forum when I can, it's like entering a whole new country full of bogans. But I do agree, pricing is going to eventually go up - rivervale has already experienced some of this.

But would I go and buy a house in Belmont? Fuck that.

i rekon i got some very good advice from similar threads on here & it really helped me to decide on buying a house in como.

people have different needs (schools, proximity to great transport & city etc) so locations are a largely personal preference.

i think Bull Creek and maybe Riverton is a much better way to spend 500k on a place to live in and see good returns for the future than Belmont.

if 500k is all i could afford thats where i would go.

i lived in redcliffe for 25 years. our part wasnt to bad. can name only 3-4 bad things that happened with one incident that effected us directly. funny more than anything but having a cop on the street makes for interesting convos.

my olds still live there and only thing recent was some dude going through their fairmont because my dad didnt lock it. other than that they have never been broken into, cars never damaged, never harrassed etc.

can go to selby oval fine and the park down the end ok. used to catch public transport and walk up and down GEH by myself at night after work and all ok.

prices and blocks sizes are still decent. not denying some dodgy parts but dont alot of suburbs have that?

need to do your research etc :) good luck finding a home!

Lived in Rivervale for 6 years and still own a place there, in that time:

My Bike was stolen (Was parked outsidein clear view and I did not lock the steering), my stupidity.

Caught some niggers on the balcony at around 2am once after a good rooting session and chased them off while still naked.

Used to walk to the cas and back very blind on a regular basis. In that time one of out mates did get started on and a bottle cracked on his head but other than that nothing.

There are some fuckheads around and if you have a nice car, have a good lock up garage and security system but I would buy there again. No more than 10 mins to get anywhere.

Our economy is strong as long as China is still strong and they are starting to look shaky. Their rapid growth cycle is bound to reach a peak and head downward soon and with it so will we.

On topic, Belmont is shit. Came out of Belmont Forum a few years ago to find a family of Coons sitting in our car going through the glovebox etc and trying to pull wires from under the dash.

I am already in the property market, and using the potential that the Belmont area offers (despite how shit it might be today) to further expand my portfolio, but I'm obviously not expecting the capital growth that I experienced around 2005...up to 2007ish. You need to be more proactive these days, rather than just sitting around waiting for values to go up.

Historically speaking properties should double in value in 8-10 years.. The 06-07 boom ensured lots of places went over and above that in 2 years, and now it has evened out over the next 3.. This is not the first recession the world has ever had, and it will not be the last.

I don't think we are in a bear market as you or someone alluded to earlier. It's a bit of a plateau if anything but mining projects are expanding, the rates dropped to encourage Xmas spending for the retail sector, all in all we are well positioned to turn some housing profit in the next few years. South Perth/Kensington etc are all going off at the moment, people are snapping up anything 700-900k. It's a fantastic time to buy, and there are bargains to be had. People realise that others overcommitting or looking to change up while the going is good means bargains can be had for a short time only and then when things turn they will turn very quickly again.

I worked in Belmont for 4 years, the place seems ok during the day but I'm told when the sun goes down it's a different place. I know people who have had their cars stolen, clothes stolen off their clothes line (lol) and I wouldn't be walking around at night.

Personally for 500k I'd be picking up a place in Willetton/Hami Hill/Bibra Lake but I've always been a SOR person.

lived in cloverdale about a year ago on belgravia across from the shops, never had a drama there with my own stuff, and yes after 6 its a different place one end of the shops was kiwis and the other end was natives. Best part was about 9pm on a weekend sit up stairs with a few beers and watch the fights haha
