View Full Version : Tap washer repairs to a rental... who is responsible?

Just a question for anyone in the know.

If a tap washer is fucked and needs to be replaced (eg: taps are turned off completely but water still flowing) is it the responsibility of the owner or the tenant?

you are required to do the basic maintenance/wear & tear on the property.
so fucked tap washer, maintaining lawns & garden beds, etc all tenants responsibility

should be all outlined on your rental agreement

According to sect 7 of the residential tennancy act (1987) ALL repairs are the owners responsibility, and tbh if you attempt the repair yourself without notifying the owner or owners agent, and you fuck it up, you will be in the shit big time. Mostly due to sect 9 that states you are NOT allowed to renovate, alter or add to anything in the property without the owners written consent.

In reality, if its just a washer, then man up and replace it. Preferably with your shirt off and wearing tight jeans.

I have always changed them at my place. When soemthing else fucks up (we have a very old house) and the real estate complains I remind them about simple maintenance repairs I have done and they always say send a receipt for reinbursement.

Show me where it says replacing a tap washer is basic maintenance.

An average person would not reasonably know how to replace a tap washer (as they would be able to change a lightbulb, dust, or water the plants), and as such it would be the landlords responsibility.

or if the tap is siezed up to buggery..

last house was only 10yrs old & i had one i couldn't fix, i stopped before the copper pipe deformed to much and leaked.
cost me $220 for a plumber to do it.

the other 20 ive done over the years were easy tho.

i just said that there was something 'crazy' going on with the tap and they sent someone out to fix & they paid for it.

i would have thought most owners would prefer a professional to do stuff rather than have some pingpingping fuck up their plumbing

but its not a renovation, alteration or an addition.

the washer is a consumable, like light bulbs and flyscreen on the windows.
they wear out you replace it.

it would be funny if you had to call the owner out every time a light bulb blew.

I replaced the washers in mine. They needed to be reseated. Owner had no problems with me replacing washers and no problems sending someone out to reseat them.

Stuffed if I was paying for the tool to do it and wasting my time.. Thats why I pay rent.

I've decided to do it myself, but just spoke to a mate who has an extensive investment property portfolio and he said it was owner's responsibility.

All depends on your tenancy agreement mate.

You have to pay utilities so i would be using the quickest method. In most cases that's repairing it your self.

on topic...im sorry i don't know but i would have thought the owner is responsible...i wouldn't want a tenant potentially fucking up my shit by doing amateur/dodgy repairs to anything in the home

I don't know legally whats right but in my rental property the person managing it has put down the tenant needs to fix the leaking tap. I guess they would know?

I've repaired them at my investment property for my tenants.. Didn't really have a clue what I was looking at the first time I did it but got shown how to go about it. The tenants were retarded and kept over tightening the taps so we had to re-seat the valve a couple of times, the last time it needed doing I got a mate to do it.

Sometimes it can be more than just a washer.

Tap was leaking in my new place and it was actually a crack in the fixture behind the washer letting the water seep through.

I had a tool which threads into tap fixture and then cuts back past the crack so you've got a clean surface to seal against.


That's what I had to do Wezz, that's re-seating the valve (atleast that's what I call it!)

Because some of the light fittings in our properties are 3m in the air and the tenants don't own ladders.

Most of them are long life globes now, so its rarer to change a globe than it was a few years ago.

It has a spacer in there. You need to buy some tap spanners from bunnings. They are rubbish quality but cheap (a really good heavy duty set from tradelink is about $25).

Take that out and then you can take the washer out no problems.

hahha there spindle extentions dude dont waste your time they can be pricks to get out dont buy those shit tap spanners they just fold and bend put spindle back in the wall and ring real estate if your the tenant if your the owner ring a plumber
oh and for the sake of saying its realy the owners problem about tap washers etc because technicly no one except a licenced plumber is allowed to do any repairs or anything to do with turning the water off period
