How much are you hoping for and what have you got to write off?? I'm hoping for around $5k. Anyone know much about claiming depreciation on a property that's lost value over the last financial year? Someone mentioned you could do it if your house was neg geared...

depends how much I get back.
I paid more tax this year unlike last year, where if I had of paid tax at all, would've got 5k back, so hopefully will get some decent moolah this year. So paying more tax means getting paid back the extra I paid! Confused? Yeah me too.

i get fuck all back in tax, Think the most was $600 a couple years ago and that was only cos i bullshitted heaps on Tafe crap. Even last year i spent about $3k on spray guns alone and still got fuck all back.
Reckon i'll be lucky if i got enough for a McValue meal this year

Glen @ Accounting Focus. Very thorough in getting as much as he can in your tax return. Got me this thing called "Young Entrepreneur" in which people under 30 I think with an ABN can claim for. I had no idea it existed but it was worth $1000 so why the fuck not?

you need to get a quantaty surveyor to do a depreciation schedule on your house.
it will itemise things that have wear and tear like hot water system, aircon units, stove, carpets etc. the schedule will tell you what to claim each and every year as a percentage of its original value.
if a home is built after 1987 you can claim a percentage off the buildings value as depreciation for the next 40 yrs of its life. i think its about 2.4%???? off the building value.
if its built between certain dates of 1987 and 1989 you can claim 4.0%???? of the building value.

So would I have had to get this surveyor to do a look-see over the property last financial year? I rented out my place from Feb 1 til the end of last financial year and the whole of this financial year. Though my mate did my tax last financial year and he didn't know about the depreciation thing (not that it would have meant a great deal in 5 months).
Dean - What sort of shit are you writng off for your house? Kitted the whole thing out with new kitchens n shit did ya lol. How much interest do you pay a month on your property if you don't mind my asking :)
And to the guy who purchased a house in January - Is it your first property? If yes then no, as you should still be living in it. Are you still living in it? If yes then no as you're not leasing it out. If it's not your first house and you have tenants in it then yes you can.

$150 speed fine, and the damage the mrs did to the lib last night.. havent had a chance to look at it yet but by sounds of things she split and buckled the oil sump drove home 5km with the oil light on meaning theirs a likely chance she cooked the rings and the clicking noise she reported im hoping isnt the cv joint but i had a feeling... never again EVER dreading getting home 2 this.

Well I banked on getting a decent return but turned out fucking shit! Last few years I been getting 1200 bucks as a return
had 1200 bucks of deductions alone this year, had private health for 4 months and the stingy fucks at the tax department are only going to give me back 480 bucks!!!
fking medicare! Least I got my use out of it, about 3K of hospital bills i didnt have to pay for this year :) Still..... pretty pissed
now i gota go broke for couple weeks to pay off rest of this suspension gear :(
