hey guys i know many of you lads are home owners and know of people in the real estate business .... so ill throw this out there ... whats your opinion on where you think the new Hot Spot suburbs will be in say the neext few years ?!

bang for buck.

best resale value for a home builder.

yeah, do your homework, look for the suburbs median price under perths average price..............and dont buy 1 with your girlfriend. hahaha

For the type of guy you are mate I would invest in a caravan.
More chances to move around; Applecross one day Jutland Parade the next.
Economical living with a great view and the people you meet out on the road, they are like nothing else.
If I wasn't tied down with bricks and mortar I would get myslef an ex-ambulance or an old herse and live the life of a fruit picking, turkey slapping, barracuda sharing gypsy.
Just go for it!

If your looking to build in a new estate, I would think those new suburbs popping up along the Mandurah rail line will see good growth for next 5-10 years. Just look at what the Joondalup line did in the Northern suburbs.

Go Gozzy, thornlie, huntingdale All these suburbs took heavy hits when the market turned so its reasonably priced and prices will only improve.

Bonus is canning mills rd is only 5min away

You looking to purchase and settle or establishing a property portfolio?

IMHO, purchase as close to the freeway, as close to western suburbs as possible and 15k radius from the city - stay away from the eastern end.

Its a black art and there is no sure fire 'plan', however logic should precede as should risk calculated management. A good property will ask a higher price however its the first to grow, maintain a majority of its value and recover quickly, especially evident in the market we've just begun recovering from.

innaloo will be going up in value, close to everything nor, decent distance from city and beach.

apprently padbury is suppose to shoot up also, next to hillerys but without the price tag. lots of older homes that can be bought semi cheap.

i dont know enough about SOR but no one wants to live there anyway.

i was told a general rule to buy a place that easy to sell in future is to only buy a place within 10% of the medium house value for the area, next to public transport/freeway and make sure its got something extra with it, like 2nd bathroom, nice back yard, big garage. That way if you ever need to sell up quick, itll be fast to move and at market value. No point buying a mansion in balga since no one wants to pay big dollars to live in a shit hole.

Every new development has to have a certain percentage set aside for Homes West, my old man bought an investment property in the former Hollywood SHS site in Nedlands and there is a Homes West development going in there.
