We have enough for 3 sheds, a massive patio .. 6.5 by 4.5 i think it is (that doesnt include the carpark patio or the one that runs down the side of the house), the games room which is 6.5 by 4 as well, a bbq and area, a mini basketball court, vegie garden, and still have a large lawn. My olds picked it because it was the biggest available.

Oh and the reason the median price is lower then even I assumed..

http://www.realestate.com.au/cgi-bin/rsearch?id=westminster&a=qfp&cu=fn-rea&t=res&q=Go

Just look at the houses for sale - the vast majority of sales are now triplex unit setups, which are obviously going to be much cheaper then a full sized house. Since thats what most of the sales are, that drives prices down.

Take a look at somewhere like Kingsley, just happens to be where B0BB0 lives...

http://www.realestate.com.au/cgi-bin/rsearch?id=kingsley&a=qfp&cu=fn-rea&t=res&q=Go

And the majority of full sized houses arnt that much more then those for sale in full ghetto westminster.

Having said that, the market seems to be slowing.

RRob

in TJ's defence there is a small section of Westminster which does have more than one million $$ house but many of these are massive luxo homes built in the last 15yrs on huge old school blocks.

i live/own in kinglsey my house cost me well under 250K 5yrs ago and is now worth over 500K...untouched. srry TJ but u show me westminster 3x2's doin that.

TJ
27-12-2007, 07:01 PM
5 years ago you would have paid sub 200k for a 3 by 2 here, and it would be worth close to the same.

% wise the growth would be pretty damn close I'd say.

kingsley last 12months +27% median price $501,500

westminster last 12months +19.80% median price $400,000

TJ
27-12-2007, 07:18 PM
Yes, and as discussed above, the major rebuilding of numerous smaller units on a block has driven median prices down. Wait till that expands further north, south and east.

Highly doubt rich fuckers along the cost will be selling up to build 3 uinits.

In all seriousness there is nothing special about a $500K house anymore. It's the average price nowadays. You could have been proud of owning a $500K house a decade ago, nowadays it is in the first homebuyer territory, nothing special! It certainly won't get you into any of the good suburbs. If you were to own an above million dollar house on the other hand...

I feel sorry for the younger people who will be out there in 5 years time trying to buy a house. No chance in hell the way it's going now, unless some sh|t happens, or the govt starts giving away cheap land, or people move out to woop woop. Grab some more properties those who can, there could be an entire generation of renters in the future. Those with a house or two, or five, will be the elite :D

You're on crack.

There will always be 200-250k houses available, they will just slowly move further and further away from suburbia.

If I were buying a house right now I'd be chosing places close to where the southern railway is passing through, Success for example.
These suburbs will be developed more and more as the years pass.

As for the TJ comment:

http://www.realestate.com.au/cgi-bin/rsearch?a=o&id=104492230&f=20&p=10&t=res&ty=&fmt=&header=&c=49008003&s=wa&tm=1198789043

3x2 new house, $429k.

TJ you're on crack if you think yours is worth almost twice this.

Success is a good place to buy a first house, especially considering it experienced the biggest fall in value out of any Perth suburb in the past 12 months (I think it was around 16% actually).

Not good for investment, great for first home buyer :)

Moving out further away from CBD is fine for tradies and people who work locally and stuff, not so great for those who's work is mainly in the CBD. Some people will be weighing up between either owning their house and travelling three hours a day to and from work, or renting something closer... either way, it sucks for them.

There will always be 200-250k houses available, they will just slowly move further and further away from suburbia.

for 250k at the very minimum nowadays youd be lucky to get a 3x1, probably more likely a 2x1, no matter whether its close to suburbia or in the middle of fucking nowhere...

below is the cheapest house in suburbia i could find @ 275k-295k, and what a glamour it sounds like...

http://reiwa.com/lst/lst-ressale-details.cfm?prop_no=3&searchRef=Maddington&ID=2360173

cheapest out of metro area 259k in toodyay....

http://reiwa.com/lst/lst-ressale-details.cfm?prop_no=7&searchRef=Toodyay&ID=2360077

with real estate the way its been going in past 5-10 yrs you will be struggling to find anything, even a 1x1 for 200-250k in years to come, regardless of location...

Bring on the next round of interest rate increases. Factor in around 0.25% increase in February. Talk is the banks will be increasing their rates by at least 0.15% on top of that to cover their cost of money.

Bad news is federal Treasury is expecting underlying inflation of around 4% for the next 18 months. The Reserve Banks upper limit is 3%. See what the problem is here?

I know my neighbours are starting to sweat it. It's going to be a buyers market come end of next year.
